Noida flat buyers to move Supreme Court

A flat owners’ association in Noida has decided to move the Supreme Court to seek redressal of their grievances related to the Noida Extension flats row.

At a meeting held today, Noida Extension Flat Owners and Members Association appealed to its members to join hands and contribute so that they can file petition at the apex court, NEFOMA president Anu Khan said.

“We want to raise our issue before the Supreme Court just as it was done at the High Court where the court after listening to flat-buyers, had awarded judgement keeping in view the interests of farmers, authority, builders and investors,” Khan said.

The Allahabad High Court had directed to stop development work in Greater Noida till the 2021 Master Plan is approved with all the incorporations suggested by the National Planning Board.

The Master Plan has been pending for approval for over eight months, causing anxiety among thousands of home-buyers in Noida Extension.

Property circle rates to be hiked in Noida, Gr Noida

The circle rate of properties in the district is set to be hiked by 10 to 30%. The Gautam Budh Nagar administration has granted approval to the new rates and has invited objections if any, from the public. The district magistrate, MKS, Sundaram, said that he will grant a final approval to the hike in a meeting on July 16. The new rates will be applicable across the district from July 17 onwards and all properties in the district will be registered at the new circle rate thereafter.
The objection of the residents on the hike will be taken by the registry department till July 13. While the circle rates for residential and group housing might be increased by around 15 to 30%, the circle rate for institutional and commercial properties is likely to be hiked by around 20 to 30% and the circle rate for the industrial sector by 10%.
“The administration decided that it was essential to raise the circle rates in the district as property prices have increased considerably. The new rates have been arrived at on the basis of the current allotment rates of property and land in Noida and Greater Noida. The hike has been proposed to bridge the gap between the current real estate prices and offered circle rates in the sectors,” an official said.
“The hike in circle rates will discourage people from buying and selling property below the market price because the proposed circle rate will cover the gap between the present circle price and its market value,” he added.
The decision to increase the circle rates in the two cities had been under consideration since July last year and the administration has finally approved the revision of the circle rates in Noida, Greater Noida, Dadri and Jewar.
The last hike in circle rates in the district was implemented in 2010. The circle rate was hiked between 15 and 20% at the time.
Circle rate is the minimum rate at which stamp duty is charged on transaction of a property. It is rampant practice for many property sellers and buyers to declare the value of transaction at a lower rate to get away with a lesser stamp duty payment. This leads to a huge loss in revenue for authorities and, thus, it has to be revised depending on the prevailing market rates.

It took only one week to get my final design as per my desire.
I was happy, they referred me a civil contractor who was worth enough, interior decorator and also suggest me with many home furnishing companies. Me and my wife were very comfortable in dealing with them and finally the day of “Griha Pravaesh” arrived in my life.
